ABOUT THE ROLE

As a Pre-Construction Director, you will play a crucial role in the initial phases of construction projects, overseeing all aspects of pre-construction planning and preparation. Your expertise will guide project teams through the estimation, budgeting, scheduling, and procurement processes, ensuring that projects are set up for success from inception. You will collaborate closely with stakeholders, including architects, engineers, contractors, and clients, to deliver comprehensive pre-construction services that align with project objectives and expectations.

  • Pre-Construction Planning: Lead the development and implementation of pre-construction strategies, considering project scope, goals, and client requirements. Collaborate with project stakeholders to define project parameters and establish clear objectives.
  • Estimation and Budgeting: Oversee the estimation process, including quantity take-offs, material pricing, labor costs, and subcontractor bids. Develop accurate cost estimates and budgets for proposed projects, considering all relevant factors and contingencies.
  • Value Engineering: Apply value engineering principles to optimize project costs without sacrificing quality or functionality. Identify opportunities for cost savings through alternative materials, construction methods, or design modifications.
  • Scheduling: Develop comprehensive project schedules that outline key milestones, tasks, and timelines from pre-construction through project completion. Coordinate with project teams to ensure realistic scheduling and sequencing of activities.
  • Risk Management: Identify potential risks and challenges during the pre-construction phase and develop proactive mitigation strategies. Conduct thorough risk assessments and implement measures to minimize project disruptions and delays.
  • Procurement: Manage the procurement process for materials, equipment, and subcontractor services. Solicit bids, evaluate proposals, negotiate contracts, and establish procurement schedules to support project timelines and budgetary constraints.
  • Client Collaboration: Foster positive relationships with clients by providing transparent communication, timely updates, and proactive problem-solving throughout the pre-construction phase. Address client concerns and inquiries promptly, ensuring alignment with project goals and expectations.
  • Team Leadership: Provide guidance and direction to pre-construction teams, including estimators, schedulers, procurement specialists, and support staff. Foster a collaborative and cohesive team environment focused on achieving project objectives efficiently and effectively.
  • Continuous Improvement: Stay abreast of industry trends, best practices, and emerging technologies related to pre-construction planning and management. Identify opportunities for process improvement and implement enhancements to optimize workflows and deliver superior results.

 

REQUIREMENTS

  • Bachelor’s degree in construction management, Engineering, Architecture, or related field (master’s degree preferred)
  • Proven experience in pre-construction management, with a minimum of 8-10 years in a leadership role
  • Strong proficiency in construction estimation, budgeting, scheduling, and value engineering
  • Excellent analytical, problem-solving, and decision-making skills
  • Advanced knowledge of construction methods, materials, and building codes/regulations
  • Exceptional communication, negotiation, and interpersonal skills
  • Proficiency in construction management software and tools (e.g., Procore, Bluebeam, Microsoft Project)
  • Demonstrated leadership ability with a track record of effectively leading and motivating project teams
  • Professional certifications (e.g., PMP, CCM, LEED) are desirable but not required.
