My client is a leading general contracting and construction management firm based in Connecticut, with a strong track record of delivering high-quality commercial, institutional, and multifamily projects across the Northeast. Known for our collaborative approach and client-first mindset, we are seeking a seasoned Preconstruction Manager to join our team and help shape the future of our projects from concept through contract award.

ABOUT THE ROLE

As the Preconstruction Manager, you will play a key leadership role in the early stages of project development. You will manage all preconstruction activities including budgeting, estimating, value engineering, bid management, and coordination with design and development teams. You will work closely with clients, architects, engineers, and internal project teams to ensure that each project is strategically planned and financially sound before construction begins.

Duties and Responsibilities

  • Lead the preconstruction phase on multiple projects from initial concept through final pricing.
  • Manage estimating efforts including quantity take-offs, cost analysis, and pricing.
  • Develop and maintain detailed project budgets and preliminary schedules.
  • Collaborate with architects, engineers, and consultants to analyze drawings, specifications, and project requirements.
  • Lead value engineering efforts to identify cost-saving opportunities without compromising design intent.
  • Coordinate bidding processes: manage bid solicitations, qualify subcontractors, and review proposals.
  • Participate in client presentations and provide strategic input on constructability, logistics, and budget alignment.
  • Maintain current knowledge of market conditions, construction costs, and subcontractor capabilities.
  • Transition project scope and pricing to the operations team upon award.

Requirements

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
  • 7+ years of experience in construction estimating and/or preconstruction, preferably with a general contractor or construction management firm.
  • Strong knowledge of construction means and methods, budgeting, and scheduling.
  • Proficient with estimating software (e.g., ProEst, Sage Estimating, Bluebeam, or similar tools).
